Project Hamlyn was a value-add property development project focused on unlocking hidden land value and improving long-term cashflow.
The property was purchased for $650,000. The strategy was to subdivide the block, build a new dwelling at the rear, and use a rooming house style rental model to increase the total income from the site.
This project suited our investment model because it had more than one profit lever. It was not just relying on market growth. The uplift came from subdivision, new build value, improved rental income, and better use of the existing land.
